The California Tenant’s Guide to Moving Out With Your Deposit Intact

Moving out is when many tenants first discover how important their move-in documentation was. This guide walks through the steps to maximize the chances of getting your full deposit back.

The Move-Out Process

Four weeks before move-out: request a pre-move-out inspection in writing. Schedule the inspection and attend it in person. Get the written itemization of conditions the landlord intends to deduct for — and fix as many as possible before your final move-out day. On move-out day: return the keys, do a final walkthrough, and take timestamped photographs and video of every room. Keep copies of all communications.

Cleaning to the same standard as move-in — not showroom standard. You are required to return the unit as clean as it was when you moved in — not cleaner. If the unit was professionally cleaned before move-in and you received a professionally cleaned unit, you may be required to pay for professional cleaning on move-out. If the unit wasn’t professionally cleaned at move-in, the landlord can’t charge for it at move-out.
