The best time to protect your security deposit is at move-in — not at move-out. A comprehensive move-in inspection with documented evidence of pre-existing conditions creates the baseline against which your move-out condition is measured.

How to Do It Right

On move-in day, before you bring in any furniture: photograph every room from multiple angles, capturing all walls, floors, ceilings, and fixtures. Note every imperfection — even minor ones — in writing on the move-in checklist. Get a signed copy from the landlord. Keep a digital backup of all photographs with timestamps. This documentation prevents the landlord from later attributing pre-existing damage to you.

Video walkthroughs are better than photographs alone. A 5-minute narrated video walkthrough — pointing out the scuff on the wall, the stain on the carpet, the paint chip near the door — creates a more complete record than individual photographs. Send the video to yourself by email immediately after recording to create a timestamped, backed-up record. That video at move-out may be worth more than your entire deposit.
